I was a licensed builder in Michigan and I have been doing construction work for many years. I worked as a construction site laborer for summer jobs during my college years and I became a licensed residential contractor in 2006. My family and I moved to Sarasota county 5 years ago and during my time here, I have been involved with a few new home builds. I have learned a lot on how they build homes here in Florida.

A wind mitigation will look for areas of weakness during a high wind storm such as a hurricane. Inspectors will look for high impact protection for glass windows and doors (do you have hurricane glass or shutters). We will also inspect the roof and how it is attached to the trusses and to the walls. Insurance companies need this information so they can accurately quote your home for the best possible rates.
The 4-Point is another inspection for insurance purposes. The inspection will cover the roof condition, the heating and cooling (HVAC), the main electrical panel and any sub-panels, and the water tanks and water connections throughout the home.
Not always. It is best to consult your insurance company to see which inspections they will require. Newly built homes will not need these inspections, because the homes were built and inspected to current codes. If you are shopping around for insurance, both inspection reports are good for up to 5 years.
